I have not yet played a freeform game and I was wondering, why do I only have a limited amounts of fencing and scenery and such? Do I have to wait awhile to get the certain fences and such? Thanks!

You must wait awhile and after some in game time, objects will become available to you, or you must research them. You can download the freeform unlock, available here, to unlock all objects from day one, or just let the game run awhile and eventually more objects will become available.

If you let the zoo run for 1 hr and 13 minutes (yes, I've timed it!), you will get to the end of year one and all but the fancy buildings will be available.  After you let it run, you can save it under the map name so that the map will be available any time you want to use it!
